Wilmslow's Bollin valley location creates a persistently damper ambient environment than the Cheshire Plain towns to the west. Moisture trapped under a failing flat roof membrane — particularly on shaded north-facing extensions in the valley bottom — generates biological growth and boarding decay that accelerates beyond the membrane failure alone. The second factor is falls: flat roofs on Wilmslow extensions are entirely dependent on correctly designed drainage falls, with no natural land slope to assist. Ponded water on an inadequate fall accelerates membrane degradation at three to four times the rate of a correctly drained surface.
Standard bitumen felt — three-layer built-up felt or single-layer torch-on — has a design life of 10–15 years in Cheshire's climate. It is the cheapest flat roof system by installation cost and the most expensive by whole-life cost. A felt replacement at £600–£1,000 that lasts 12 years costs £50–£80 per year. A GRP replacement at £1,400–£2,400 that lasts 25 years costs £56–£96 per year — comparable or cheaper per year, with significantly better protection during its service life. We do not install standard felt on replacement jobs. The economics do not support it.
BS 6229, the code of practice for flat roofs, requires a minimum finished fall of 1:80, with a design fall of 1:40 recommended to reliably avoid ponding after construction tolerances.

GRP (Glass Reinforced Plastic) is a seamless resin system applied in liquid form over a glass fibre mat and allowed to cure. The result is a completely seamless membrane with no joints — the primary failure mode of felt systems. GRP has a 25-year design life with a 25-year product guarantee from the major manufacturers. It is UV-stable, impermeable, and resistant to the foot traffic typically present on accessible flat roofs. It can be applied to any shape, including parapet upstands and penetration details. EPDM (Ethylene Propylene Diene Monomer) rubber membrane has a design life of 30–50 years — significantly longer than GRP — and is well-suited to Cheshire's temperature cycling. Its flexibility accommodates the thermal movement of larger roof decks better than GRP on areas above approximately 50–60m². EPDM is installed as a single sheet (for areas up to approximately 100m²) or in welded sections for larger areas. The single sheet eliminates joints entirely. For Wilmslow extension flat roofs over 40m², EPDM is often the better system.
Correct falls are more important than membrane choice. A minimum of 1:40 (25mm per metre) is required for GRP and EPDM. Falls below this lead to ponding, which holds water against the membrane and accelerates degradation in both systems. We survey existing falls using a digital level at every inspection before specifying replacement. Where falls are inadequate, we include tapered insulation board to correct them as part of the replacement specification. This adds £40–£80 per m² to the cost but is non-negotiable for a 25-year outcome.

Flat roof leaks usually start at upstand junctions, outlets and perimeter trims, which fail through thermal movement before the membrane surface shows visible wear.
Repair isolated defects on a sound membrane under 12 years old. Replace any felt roof over 12 years, or any roof where ponding cannot be corrected by repair.
BS 6229 recommends a 1:40 design fall to reliably avoid ponding. We measure existing falls and add tapered insulation where they fall short.
The repair versus replace decision on a flat roof is simpler than on pitched roofs because the failure modes are less varied. Use this framework before commissioning any flat roof work.
Isolated blister or crack on a felt system under 10 years old: repair. Single section of GRP that has lifted at a perimeter trim or upstand joint: repair. EPDM seam that has separated at a weld: repair by specialist. In all cases, repair is only appropriate where the membrane is otherwise sound and the falls are adequate. A repair that extends the life of an inadequate-fall system is not a worthwhile investment.
Any felt system over 12 years old: replacement. Any GRP system where the topcoat has crazed or the laminate is delaminating: replacement. Any flat roof where ponding is present and falls cannot be corrected by repair: replacement with tapered insulation to achieve correct falls designed in. Any flat roof with more than two previous repair attempts: replacement.
Before specifying any flat roof replacement on a Wilmslow property, we measure the existing falls with a digital level. If falls are below 1:40, we include tapered insulation board in the replacement specification. A GRP system installed over inadequate falls will fail within 5–8 years regardless of the membrane quality. Correct falls extend the system life to the full 25-year design target.
